Kitchener-Waterloo winters are hard on unfinished garages, and harder on the rooms above them. We insulate the walls and ceiling, air seal the gaps around the header and man-door, and detail the vapour control so moisture is not driven into the assembly.

If you plan to heat the space, the insulation, ventilation and electrical all have to be designed for it together. We size the heat source to the insulated volume and make sure the circuits can carry it, rather than leaving you to run an extension cord to a space heater.

Basic upgrades such as lighting, coating and wall storage start around $5,000. A full renovation with insulation, drywall, electrical upgrades, custom cabinetry and heating runs $30,000 or more. Most projects land somewhere between the two.

Flooring, storage and insulation generally do not require a permit. Adding circuits, altering structure, or converting the garage into habitable space all do. We apply and book inspections for the work that needs it.

Properly prepared and installed, a polyaspartic or epoxy coating lasts 10 to 20 years or more under normal use. The lifespan is decided almost entirely by how well the slab is prepared before the first coat goes down.

Yes. Garage conversions to home offices, studios or guest suites are common. They require permits and have to meet Ontario Building Code for habitable space, which means insulation values, ceiling height, egress, heating and often raising the slab.

It depends on how you use it. Occasional workshop use suits an electric or gas unit heater. Daily use with a finished floor suits in-floor radiant. Extending your home's ductwork is rarely the right answer, because most systems are not sized for the added load.
